PLACING HOLD on AVAILABLE APARTMENT Policy

To accept and claim a new apartment or to claim and request to hold an available apartment for up to 90 days, a Prospect on the *Waiting List should proceed as directed below.

When an existing apartment becomes available, the first name on the Waiting List will be emailed a dated Notification Letter inquiring about their interest in accepting the apartment.

To claim and accept the apartment, the Prospect must reply within 10 days of the date of the Notification Letter. Failure to respond within 10 days will constitute a rejection of the offer and the Prospect name will be moved to the bottom of the Waiting List. Should Prospect reject the offer of the apartment within the 10 day period, Prospect’s name will hold its place on the Waiting List.

Prospect who claims the apartment and declares to take occupancy within 30 days of the date of the Notification Letter must: complete the Residential Rental Agreement, pay the required security deposit, and pay the first month rent within the 30 day period.

Prospect who claims the apartment and desires or needs to defer occupancy for up to 90 days of the Notification Letter must: declare a 90 day hold on the apartment, complete the Residential Rental Agreement, and pay the required security deposit by the 30th day after the date of the Notification Letter. Failure to begin paying rent during the 90 day period will constitute a nullification of Prospect’s claim on the apartment, nullification of the Residential Rental Agreement, forfeiture of ½ of the security deposit, and removal from the Waiting List.

Holds will not be extended beyond 90 days.

Physical occupancy must begin within a reasonable time after rent payments have begun.

*Waiting List: a chronological list of Prospects who have completed an application for residency and have both a satisfactory credit record and criminal background check. On the date when all of this information is in hand, the Prospect name goes on the Waiting List.
